What does a house clearance in Munich cost?
A clearance in Munich costs 90,00 €75,63 € for the first hour with two people and 65,45 €55,00 € per person per hour after that. The vehicle adds 17,85 €15,00 € per hour, travel is charged per kilometre driven at the current diesel price, and disposal is {{p:disposalPer100Kg}} per 100 kilograms. In practice that means: a cellar compartment €250 to €400, a two-room flat €900 to €1,300, a detached house €3,000 to €7,000.

The minimum charge of 90,00 €75,63 € covers the first hour with two people. The second hour is twice 65,45 €55,00 €. The vehicle for two hours is twice 17,85 €15,00 €. With 150 kilograms of disposal, one and a half units of {{p:disposalPer100Kg}}.

A two-room flat, two people, half a day
The first hour is a flat 90,00 €75,63 €. The remaining three hours for two people are six person-hours at 65,45 €55,00 € — €392.70. Vehicle for four hours: €71.40. Trailer for four hours: €47.60. Disposal at 800 kilograms: €380.80.
Around €983 including VAT, plus diesel and before any hazardous waste.
A three-room flat on the third floor, no lift
The same contents as on the ground floor, but every item goes down three flights. Plan for a full day with two to three people and around 1,200 kilograms of disposal. You will land between €1,400 and €2,200 — at the top of that if the stairwell is narrow and the van parks 50 metres away.
The four factors that actually decide the price
1. The route out. This is the biggest lever and has nothing to do with floor area. The floor, the lift and the distance from the entrance to the vehicle decide how many hours the same volume takes. Without a lift, add 30 to 50 per cent.
2. How full it is, not how big. A three-room flat after forty years holds more than twice what the same flat holds after five. Photograph the cupboards open — that is the information that makes an estimate reliable.
3. The disposal weight. As a rule of thumb, 10 to 15 kilograms per square metre of living space with normal furnishing. A 60 m² flat sits at 600 to 900 kilograms. Walls of books and full cellars push that well up.

Why we bill by the hour rather than a fixed package
A package always contains a risk premium. The provider has to price in the worst plausible outcome, and you pay it even when the job runs smoothly and finishes at two instead of six.
By the hour, you pay for the work actually done. The risk sits where it belongs: if we misjudge the scope that is our problem, because we still give you a firm price after the call.
How much is a flat clearance in Munich?
For a full clearance with ordinary contents, expect €900 to €1,300 for two rooms and €1,400 to €2,200 for three. A full household clearance sits above that, because every item is checked individually rather than removed wholesale — budget roughly a third more hours.

Where you can genuinely save
Three things reduce the price measurably, and none of them is haggling:
- Let hazardous paint dry out first. Dried emulsion paint is not hazardous waste and costs nothing extra. Stir in sawdust, wait two weeks, and the per-litre rates disappear.
- Combine with neighbours. With several cellar compartments in one building, travel is charged only once. Three compartments booked together easily saves €200 between you.
- Separate paper and green waste. Both are cheaper than general waste and both are heavy enough to show up on the scales.
