Clearing a flat or a house

From a studio to a detached house with a cellar and a loft. We clear completely, separate the waste on site as we go, and hand the property over broom-clean. A three-room flat with ordinary contents usually occupies two people for a day; narrow stairwells and a missing lift lengthen that noticeably, because every item has to be carried.

We work room by room, set documents, photographs and valuables aside instead of disposing of them, and agree every step with you — including when you live abroad and cannot be there. How it runs, in five steps

From the first photo to the broom-clean handover. Most jobs run exactly like this; where yours will differ, we say so beforehand.

  1. 1. Photos or a site visit

    You upload photos or we come and look. Photos are enough in most cases — what matters is every room, cupboards opened, and the route from the entrance to the parking space.

  2. 2. A price range

    You get a range, not a single number. The lower figure is the calculated effort; the upper one sits 10 to 15 per cent above it, covering what photographs cannot show.

  3. 3. The appointment

    After a short call the range becomes a firm price and we book the date. If a no-parking zone is needed we apply for it — that requires three weeks' notice.

  4. 4. Clearing and separating

    We clear and sort at the same time. Separation happens on site, not later at a depot — it is the only way disposal can be documented, and the only way it stays affordable.

  5. 5. Broom-clean handover

    Rooms empty, floors swept, cupboards and fittings cleared. If your landlord wants more than broom-clean, say so in advance — a full final clean is a separate line item, not something to assume.

Rates and conditions

Everything is billed by the hour. There are no fixed packages and no per-square-metre prices, because an empty 80 m² flat is less work than a packed 12 m² cellar on the fourth floor without a lift. Use the switch at the top of the page to see net prices.

  • The minimum charge covers the first hour on site with two people. Every further hour is billed per person.
  • After the first hour we bill in 30-minute increments. Finish at 14:20 and you do not pay until 15:00.
  • Travel is charged per kilometre actually driven, at the diesel price of the day. There is no fixed mileage rate — we itemise the amount in the quote before you agree.
  • No deduction for resale value. We do not subtract what your furniture might fetch second-hand — which is also why we never promise it.
  • No asbestos work. If asbestos is suspected we stop and refer you to a certified specialist.
  • A piano is dismantled on site and disposed of as material — no heavy-item surcharge. The same applies to safes.
  • Payment by cash or invoice.
  • Service area: Munich and roughly 50 kilometres around it. We travel further too; a travel surcharge then appears in the quote.

Sunday and public-holiday jobs only by arrangement and only where legally permitted — 100 % surcharge. Section 9 of the German Working Hours Act (ArbZG) prohibits employing staff on Sundays and public holidays outside licensed exceptions, so we do not offer such dates as freely bookable.

Three worked examples

A cellar compartment, two people, two hours

Minimum charge €90.00 for the first hour with two people, the second hour €130.90 (2 × €65.45), the vehicle for 2 h €35.70. With 150 kg of disposal, add €71.40. €328.00 incl. VAT in total, plus diesel for the distance driven.

A two-room flat, two people, half a day

The first hour €90.00, the remaining three hours for two people €392.70, the vehicle for 4 h €71.40, the trailer for 4 h €47.60. With 800 kg of disposal, €380.80. Around €983 incl. VAT in total, plus diesel — and before any hazardous waste.

A three-room flat on the third floor, no lift

The same contents cost noticeably more here than on the ground floor, because every item is carried down three flights. Plan for a full day with two to three people. This is exactly why the quote tool asks about the floor and the lift.

What does a house clearance in Munich cost?

A clearance in Munich costs €90.00 for the first hour with two people and €65.45 per person per hour after that, both including VAT. The vehicle adds €17.85 per hour, travel is charged per kilometre driven at the current diesel price, and disposal is €47.60 per 100 kilograms. A cellar compartment therefore usually lands between €250 and €400, and a two-room flat between €900 and €1,300.

We bill by the hour deliberately, not by floor area. A per-square-metre price sounds simpler but is regularly wrong: the area says nothing about how full a room is, which floor it sits on, or how far it is to the vehicle. Two flats of identical size can differ threefold in effort.

What actually drives the price, in order: the volume, the route out, the weight going to disposal, and how much of it is hazardous. The floor and a missing lift are the single largest lever — every item carried down three flights instead of rolled out costs a multiple of the time.

How much is a flat clearance in Munich?

For a complete clearance with ordinary contents, expect roughly €900 to €1,300 for a two-room flat and €1,400 to €2,200 for three rooms, including VAT and disposal. What decides it is the floor, the lift and how much is actually inside the cupboards — not the square metres on the tenancy agreement.

What price should I budget for a clearance?

Budget the €90.00 minimum as the floor for the smallest conceivable job, and around €200 to €260 per person per working day plus disposal for anything larger. Disposal is the item most people underestimate: 800 kilograms is normal for a two-room flat and comes to €380.80 on its own.

Munich clearance prices per hour

The first hour is a flat €90.00 gross for two people; after that the hourly rate is €65.45 gross per person, €55.00 net. The vehicle costs €17.85 per hour and a 16 m³ trailer €11.90 per hour. After the first two hours we bill in half hours, so a part-hour is not rounded up to a full one.

What will clearing a three-room flat cost?

A three-room flat with usual contents occupies two to three people for a full day. With the vehicle, the trailer and around 1,200 kilograms of disposal you will usually land between €1,400 and €2,200 including VAT. On the third floor without a lift, expect the upper end of that range.

How long does a clearance take?

A cellar compartment or a garage is cleared in two to four hours, a two-room flat in a day with two people, a three-room flat in one long day or a day and a half. A detached house with cellar, attic and garage takes two to four days. Without a lift, add 30 to 50 per cent to each of those.

Time depends less on how much is in the property than on how far each item has to be carried. A full cellar next to the exit goes faster than a half-empty one on the fourth floor without a lift. That is why the quote tool asks about the floor, the lift and the distance to the parking space — those three answers move the duration more than anything else.

Do you deduct the value of the furniture?

No. We do not subtract the resale value of usable furniture from the price, and we therefore do not advertise that we might. The second-hand market for standard furniture in Munich is effectively dead: collection, storage and selling cost more time than the proceeds bring in.

Providers who promise a value deduction generally build it in as negotiating room — the price starts higher, and on the day it turns out that nothing of value was found after all. You end up paying the original figure, having budgeted for a saving that never existed.

What we do instead: genuinely usable things — working appliances, furniture in good condition, bicycles — are offered to charity shops rather than disposed of. That lowers your disposal cost by weight, because less goes on the scales. You see that effect directly on the invoice, and it is more honest than a promise of proceeds nobody ever audits.

Disposal and recycling

Separation happens on site, while we clear. That is more work than tipping everything into one container, but it is the difference between disposal you can document and an invoice nobody can check.

  • Bulky waste

    Furniture, mattresses, carpets, household goods. The largest share by weight and the basis of the per-100-kg charge.

  • Wood

    Treated and untreated wood kept apart. Wardrobes are dismantled, because flat-packed wood takes a fraction of the volume.

  • Metal

    Scrap, shelving, bicycles, radiators. Goes to recovery — though it does not offset the cost of the other streams.

  • Paper and cardboard

    On commercial jobs, plus GDPR-compliant file destruction with a certificate of destruction.

  • Electrical equipment

    Fridges, cookers, televisions, computers. These go through the mandated take-back routes, never into general waste.

  • Hazardous waste

    Paints, varnishes, solvents, waste oil, acids, aerosol cans, fluorescent tubes. Transported separately under dangerous-goods rules, with a disposal certificate.

What does it cost to dispose of paint, oil and chemicals?

Most providers write “on request” here. We write the number. The rates below are per litre or per item, plus a one-off base fee per order covering separate transport, dangerous-goods compliance and the disposal certificate.

  1. These rates derive from Munich's published municipal tariff. The city waste authority (AWM) accepts problem waste free of charge only in household quantities — a maximum of 25 kg per day at the recycling centres and the mobile hazardous-waste collection (Giftmobil). Above that, the Wertstoffhöfe plus in Langwied and Freimann charge €3 per kilogram from the first kilogram, payable by EC card only. Our per-litre rates reflect that disposal cost plus separate transport and documentation.
  2. A clearance company cannot use the free private quota. Waste we remove from a customer's property arises in the course of our commercial activity, so the household allowance does not apply to it. That is precisely why disposal is billed separately rather than hidden inside the hourly rate. A company that tells you otherwise has still priced it in — you just cannot see it.
  3. Dried emulsion paint is not hazardous waste. If you let the residue dry out with sawdust or newspaper before we arrive, it goes into general waste and costs nothing extra. We would rather tell you that in advance — it saves you money and saves us a pointless line on the invoice.

Where we work

Our core area is the city of Munich and a ring of roughly 50 kilometres. That covers the entire Landkreis München and reaches north to Dachau, Freising and Garching, east to Erding and Ebersberg, south to Holzkirchen, Wolfratshausen and Starnberg, and west to Fürstenfeldbruck, Germering and towards Landsberg am Lech. Grünwald, Unterschleißheim and Oberschleißheim are inside the core area too.

Within that ring the rule from the rate table applies: travel is billed per kilometre actually driven at the current diesel price and itemised separately in the quote. In the city centre, finding somewhere to park regularly costs us more time than the drive itself — which is why the quote tool asks how far it is from the entrance to the parking space, and why we apply for a no-parking zone where it makes sense.

Further out than that? We still come. The travel surcharge then appears as its own line in the quote, before you agree to anything — not afterwards on the invoice.

What does a house clearance in Munich cost?

Why hourly rates rather than a fixed package?

Because a package always contains a risk premium you pay even when the job runs smoothly. By the hour you pay for the work actually done. After a call or a site visit we still give you a firm price, so you can plan.

What is included in the €90 minimum?

One hour of work on site with two people, including VAT. That covers small volumes two people can manage in an hour — a wardrobe, a few pieces of furniture, some boxes. Travel per kilometre driven and disposal by weight are charged on top.

Are there travel costs on top of the €90?

Yes. Travel is charged per kilometre actually driven, at the diesel price of the day; there is no flat rate. We itemise the amount in the quote before you agree, so it is fixed in advance rather than appearing on the invoice afterwards.

How accurate is the range from the photo tool?

It is an estimate, not an offer. The lower figure is the calculated effort, the upper one sits 10 to 15 per cent above. The price becomes binding only after a short call or a site visit — photographs simply do not show what is behind the cupboard door.

Do you deduct the value of the furniture?

No, and we do not advertise that we do. The second-hand market for standard furniture does not cover the effort. Usable items go to charity shops, which lowers your disposal cost by weight — and that shows up directly on your invoice.

What happens to paint, oil and chemicals?

They leave as hazardous waste, separately, at their own rates: €7.50 per litre for paints and varnishes, €9.50 for waste oil, €12.00 for acids and alkalis, plus a one-off €45.00 base fee per order. Dried emulsion paint is not hazardous waste and costs nothing extra.

The recycling centre takes paint for free — why are you charging?

Free acceptance applies only to household quantities up to 25 kg per day, and only to private individuals. Waste we collect from you arises in the course of our commercial activity, so the quota does not apply to us. Above the limit, the Wertstoffhöfe plus charge €3 per kilogram from the first kilogram.

Do you remove asbestos?

No. If asbestos is suspected — old night-storage heaters, corrugated cement sheets, certain floor coverings and adhesives from the 1960s to 1980s — we stop work and refer you to a certified specialist. That is not a gap in our service; it is required under TRGS 519.

What does it cost to dispose of a piano?

There is no heavy-item surcharge. A piano is dismantled on site and disposed of as material; you pay for the working time and the weight. A piano weighs 200 to 350 kg, which is €95 to €167 of disposal, plus the time to take it apart. Safes work the same way.

Do I have to be there on the day?

No. After the site visit and an agreement on what stays and what goes, handing over the keys is enough. Many of our clients do not live in Munich and arrange everything by phone. On request we document the work with photographs.

How quickly can you come?

Small jobs often within a few days, larger ones in one to two weeks depending on the schedule. If you have a court deadline or a handover date, say so in the first conversation and we will plan around it. A no-parking zone, however, needs three weeks' notice.

Do you work on Saturdays or Sundays?

Saturdays yes, with a 50 % surcharge. Sundays and public holidays only by arrangement and only where legally permitted, with a 100 % surcharge. Section 9 of the Working Hours Act prohibits Sunday work outside licensed exceptions, so we do not offer those dates as freely bookable.

What exactly does broom-clean mean?

Completely cleared, floors swept, cupboards and fittings empty. It does not include window cleaning, wet cleaning, limescale removal or filling drill holes. If your landlord expects more, that is a final clean — tell us in advance and we will price it in.

Do you take on hoarded flats?

Yes, without commentary and without drawing attention in the stairwell. We bring protective equipment and allow more time, because in such flats every object has to be checked individually. Documents, cash and personal papers are set aside rather than removed.

How can I pay?

Cash or invoice. Business clients receive an invoice with VAT shown separately; the switch at the top of the page displays every rate net.

Do you speak English?

Yes. There is a dedicated line for English-speaking customers and the entire site exists in English. For relocation cases and short-notice moves out of furnished flats, English is the normal case for us rather than the exception.

What happens to documents and personal items?

They are set aside and handed to you. Files, photo albums, jewellery, cash, ID documents and certificates never end up in a container, even when they are lying among the rubbish. On commercial jobs we destroy files in line with the GDPR and issue a certificate of destruction.
